Who is Eligible To Apply For a PCC Certification?

A Professional Consultants Certificate (PCC) is a recognised alternative to a structural warranty and is widely accepted by UK mortgage lenders. It confirms that a newly built or converted residential property has been professionally inspected and complies with relevant building standards. But who can apply for one?

Property Owners and Developers

You may be eligible to apply for a PCC if you are the owner or developer of a newly built or newly converted residential property and require certification to support a sale, remortgage, or Buy-to-Let application. A PCC is commonly used where a traditional 10-year structural warranty is not available.

Eligible Property Types

PCCs are issued for residential properties only. This includes new-build homes, residential conversions, and small residential developments. Commercial-only properties do not qualify for a Professional Consultants Certificate.

Certification Must Be Issued by a Qualified Professional

A Professional Consultants Certificate cannot be issued by the applicant or property owner. It must be completed and signed by a suitably qualified and fully insured professional consultant who meets the requirements set out in the UK Finance Mortgage Lenders’ Handbook.
