Do I need an Architects Certificate for my mortgage?

What is an Architects Certificate?


A Professional Consultants Certificate was formerly known as an Architects Certificate and is a certificate that has been issued by a professional architect or surveyor on a property. The certificate is an alternative to a warranty on the property, showing that a professional has indicated that the property has been built in accordance with the approved plans and complies with building regulations. This certificate is therefore used as assurance that the standard of construction of the assessed property is good, and covers the property for six years from the issue date.

What is the purpose of a Professional Consultants Certificate?


A Professional Consultants Certificate is a single page document that indicates your chosen property is in good standing, as indicated by a professional. This shows banks and mortgage lenders that your property will be a fair investment from their point of view. 

 

Investing in a run down property that is falling apart puts their investment at risk as there is no way of knowing if the property will even still be standing in a few years, or if you may need to borrow more than the mortgage amount in order to fix it up. As such your bank or lender wants to ensure their investment is being made good upon.

 

You will also need to provide a PCC if you have built the property, intend to sell a property, remortgage a property or rent the property with a buy-to-let mortgage.

 

Do I need a Professional Consultants Certificate for my mortgage?


If you are looking to get a mortgage you will need to provide either a Professional Consultants Certificate or a building warranty to your bank or lender. If you do not provide one of these documents you are unlikely to be allowed the mortgage loan you are looking for. 

 

For new build properties banks will only lend if there is some form of warranty involved. By signing the certificate the consultant is confirming that they are confident in the security and structure of the property, and that if anything were to go wrong they would remain liable within the six years of the properties warranty.
